Selling your house doesn’t automatically equal money in your pocket.
Before you start making hasty decisions about selling your house, be sure to consider the costs you will incur before, during and after the process. Consider the possible hidden costs associated with the following:
- Sale Preparations
In an effort to boost curb-appeal, most houses need a little improvement and repair before they go on the market. Be cautious though; consider costly improvements wisely because what you spend now may affect your status to buy your next home. Large purchases now can negatively impact your credit scores and hurt your ability to qualify for your next mortgage.
- Prorated Portions of Annual Expenses
As a home owner, you pay yearly expenses such as property taxes and/or association fees. You should expect to be responsible for a prorated portion of these fees for the time you do spend in the house during the current year.
- Seller Paid Expenses
In a real estate transaction, the seller is responsible for the cost of certain expenses such as house inspections and surveys.
- Closing Costs
Closing costs include expenses such as title work and mortgage fees. Your lender should give you a disclosure of estimated costs when you apply for loan pre-approval so be sure to examine them carefully to know what you are paying for.
- Early Mortgage Payoff Charges
If theres a prepayment penalty, youll need to deduct that from your estimated proceeds.
- Moving Expenses
You may need to replace appliances, pay for school transfer or gym fees, or pay for storage of your furniture and belongings.
